What should I do if asbestos is found?

Different responsibilities apply and depend on where asbestos has been found, the type of asbestos, the condition of the product and the likelihood of disturbance, however, here are some golden rules:

  • Asbestos products in good condition should only be removed if necessary
  • Avoid disturbance of known asbestos to prevent exposure to asbestos fibres
  • Asbestos should be handled by qualified, trained and experienced persons
  • Asbestos disturbance or removal should only be attempted under controlled conditions

General guidance

All premises about to undergo any form of intrusive work require a survey to check for the presence of asbestos

For example: extensions, alterations, refurbishment, replacing windows, fitting a kitchen, replacing a boiler

Non-domestic premises are required to hold an asbestos management survey and management plan, with annual reviews, for safe maintenance of identified asbestos.

Home Owners

Anyone employed to carry out work on your property needs to know where asbestos is located before starting work.

Ensure contractors in your home are asbestos aware and work involving asbestos is only carried out by a qualified person and in accordance with HSE regulations and guidelines.

Tradespersons

All workers likely to disturb asbestos in their day to day activities are required to attend asbestos awareness training and regular refresher courses

If the presence of asbestos is suspected, stop work immediately and follow decontamination procedures to prevent contamination or exposure to fibres. Report your suspicions for investigation.

All work on asbestos products must be carried out in accordance with HSE regulations and approved safe working methods.

Business

Property owners, managers and employers all have a duty of care to safely manage asbestos and inform tenants, staff and contractors of the hazards.

Arrange an annual review of the Asbestos Management Survey Report (Previously Type 2 Survey) to evaluate changes in condition and risks associated with asbestos products, including any changes of use within the property.

Follow an asbestos management plan to regularly monitor the condition and risks posed by the presence of identified asbestos on the premises.

Inform anyone employed to carry out work on the premises where asbestos is located before they start work.
